Seven questions you must
ask your Home Inspector



  1. What are your qualifications?

    All Home Inspectors in Oklahoma must be licensed by the State. However, some inspectors have “passed the test” but may not have experience. Ask for National Inspection credentials and how long they have been in business.

  2. Do I have to pay “up front”?

    Home Inspectors have to be paid just like everyone else. However, the more established and experienced companies will wait until the transaction closes-without charging an extra fee. Experienced Inspectors will be in the transaction until you close.

  3. Do you charge to verify that repairs are complete?

    Some companies charge each time they go to the home because they know your mortgage lender will often require a follow-up inspection. This is a hidden method of charging the Customer extra inspection fees. Does the price of the Inspection include follow-up Inspections?

  4. Do you have inspections that will fit my needs?

    Beware of the “General Home Inspection fits all”. New homes, old homes, one story, mid-town, slab floor, the variety is endless. Look for an experienced company that provides a variety of Home Inspections to fit the home you are buying.

  5. How many people will be at my inspection?

    If your doctor did everything from checking you into the hospital to cleaning the operating room, would you be concerned? Of course! It most cases, a complete Home Inspection takes at least 3 skilled, licensed and experienced individuals. Ask for no less than a Licensed Professional Engineer, Licensed Home Inspector, and a Licensed Exterminator

  6. I work all week. Do you work weekends?

    Is the inspector available on your schedule? Some inspectors are only available 8 to 5, Monday thru Friday. You should be able to schedule the appointment at your convenience. After all, you are the “guest of honor”!

  7. Will I receive a written report with photos?

    The best home inspectors provide photographs of items that are in need of repair to help you understand the results. They should include valuable information about the home-not just generic information. This essential information cannot be created in a “drive-by” format with instant results
