David and Susan Smith were drawn to the beauty of the Stanford Elm neighborhood long before they purchased the four bedroom home at 11139 S. 70th E. Ave.

“We used to live across Sheridan when we first moved to Tulsa in ‘96, and we used to walk over here for exercise,” said David. “This was just being developed, and we thought someday we’d like to own a home over here. It feels like you are in the country even though you’re not. The developers didn’t just flatten everything and knock all the trees down, which we liked.”

The Bixby home was built in 1996 and went on the market in 2005, so they checked it out. “It was for sale by the original owners who had already purchased a patio home to downsize. They were leasing it to Lance Armstrong’s mother at that time,” David said. “When we were looking at the house, we saw giant shadowboxes with pictures of Lance and one of those yellow jerseys they give them when they win the Tour de France. We thought someone must really be a fan. When we saw the photos of a little blonde-haired lady with people like Robin Williams and Oprah I remembered reading that his mother was living here.

“So,” David joked, ” we did the George Costanza (on Seinfeld) thing. It was a famous person so we had to buy the house.” Actually, the Smiths were captivated not only by the comfortable floor plan but the setting.

“The back of the lot is wooded, and we also like the fact that we have the greenbelt on two sides. There are only three or four lots in the whole neighborhood that have that,” David said.

The sunroom, which is accessible only from the master suite, clinched the deal. “The sunroom windows all roll out, and you can see the creek and wooded area behind the house,” David said. “It is so private. We can get from the sunroom to the patio, which has a koi pond.“

A small fenced backyard north of and accessible from the master suite is perfect for a small dog. In fact, it includes a built-in dog house and a pet door in the master closet.

The home has approximately 1,000 square feet of hardwood floors, including the kitchen and family room.

“We redid the kitchen totally in ‘06 and that included the butler’s pantry, which has a wine rack and beverage cooler,” David said.

Beautiful knotty alder cabinets with convenient built-in features are complemented by granite countertops. The kitchen island is painted white for added flair.

Adjacent to the kitchen is the family room, which shares a fireplace with the living room. Both spaces are inviting.

The dining room, which is painted red, is across the entryway. Two upstairs bedrooms share a Pullman bath. Also upstairs is an office, which has a storage niche. The office could be used as a fourth bedroom with the addition of doors to the niche.

One of the most appealing features of the property is the patio, which is accessible from the family room and master suite. Raised above the yard, the patio is beautifully landscaped with dwarf Japanese maples and other plants. A koi pond with waterfall near the master provides a peaceful sound.

Listed for $375,000, the home will be open 2 to 4 p.m. Saturday and Sunday. For more information, contact John Wayne Gray, the Coldwell Banker Select Realtor representing the property, at 918-230-9906 or email to jgray@cbtulsa.com.
