E&I Sales Co. has signed a lease for a new, build-to-suit manufacturing and distribution facility at 4825 N. Mingo Road in Tulsa.

E&I Sales Co., a 40-year-old, family owned business, is a custom UL control panel shop, systems integrator and electric motor distributor. The new facility encompasses 31,200 square feet.

Dwayne Flynn and Ryan Shaffer, both with CBRE in Tulsa, represented E&I Sales Co.

“E&I previously occupied several spaces in a multitenant warehouse space and realized a need for a larger, consolidated manufacturing building in which they could streamline operations,” Flynn, first vice president at CBRE, said in a statement. “This new Class A build-to-suit facility suits their current needs and will allow for potential future growth as well.”

Flynn and Shaffer also represented the developer and landlord, 46th Street LLC.

“We are very excited to occupy this new space from 46th Street LLC as it will help us accommodate the growth we have seen over the last five years,” Patrick Jessogne, business development lead at E&I Sales Co., said in a statement. “In this new warehouse, we will be upgrading our material handling capabilities with the addition of 20 tons of overhead cranes.

“This will allow E&I to safely handle much larger projects. In addition, we are applying shop efficiencies and lean manufacturing processes to help streamline production.”
