Notice is hereby given that on the 17th day of September, 2019, at 10:00 o'clock, A.M., (location at Courthouse or Room #), 119, of the Tulsa County Courthouse in Tulsa, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit:

Unit No. 4, Building No. 26 and an undivided .4023 percent interest in and to the common elements appurtenant thereto of ROYAL OAKS TOWNHOMES, according to the Declaration of Unit Ownership for Royal Oaks filed January 21, 1980 and recorded in Book 4453 at Pages 439-507 as corrected and amended of record from time to time in office of the County Clerk of Tulsa County, Oklahoma, commonly known as 6615 South Zunis, Unit 2605, Tulsa, OK 74136 (the "Property")

Sale will be made pursuant to a Special Execution and Order of Sale issued out of the office of the Court Clerk in and for Tulsa County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court prior to the sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ-2019-1597, entitled REO Trust 2017-RPL1, Plaintiff, vs. The Heirs, Personal Representatives, Devisees, Trustees, Successors and Assigns of Rosa M. Ballabeni, Deceased, and the Unknown Successors, et al., Defendants, to satisfy: FIRST: The costs of said action accrued and accruing; SECOND: The judgment and first lien of the Plaintiff, REO Trust 2017-RPL1, in the sum of $43,456.01 with interest thereon at the rate of 7.98% per annum from January 23, 2018, as adjusted, if applicable, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney's fee, plus costs, with interest thereon at the same rate, until paid.
