Cantrell NOTICE OF SHERIFF'S SALE NOTICE IS HEREBY GIVEN: That on the 12th day of November, 2019, at 10:00 o'clock A.m., on said date, in Room 119 of the Tulsa County Courthouse, Tulsa, Oklahoma, the undersigned Sheriff of said County will offer for sale and sell, with appraisement, for cash at public auction to the highest and best bidder, the real property hereinafter described, to wit:

Lot One (1), Block Seven (7), PLEASANT VALLEY ESTATES, an Addition in the City of Tulsa, Tulsa County, State of Oklahoma, according to the Recorded Plat thereof,

Commonly known as 5827 E. 79th St. South, Tulsa, Oklahoma 74136 (the "Subject Property");

Said Subject Property has been duly appraised at One Hundred Eighty Thousand Dollars ($180,000.00). Sale will be pursuant to an Alias Writ of Special Execution and Order of Sale issued herein and in accordance with the Journal Entry of Judgment entered in the District Court of Tulsa County, Oklahoma, on March 8, 2019, in Case No. CJ-2009-7995, styled Trak-1 Technology, Inc., an Oklahoma corporation, and Premier Staffing Services, LLC, an Oklahoma limited liability company, Plaintiffs, vs. Kimberly Kramer and Brett Kramer, Husband and Wife, Defendants, to satisfy the following judgments and liens:

(a) Judgment against Defendants Kimberly Kramer and Brett Kramer for the sum of one million, seven hundred eighty-nine thousand, nine hundred seventy-two and 93/100 dollars ($1,789,972.93), together with prejudgment interest accruing thereon at a rate of six percent (6%) per annum from and after October 23, 2009;

(b) A Constructive Trust in favor of Plaintiffs in the amount of one hundred thirty-five thousand, one hundred twenty-eight and 00/100 dollars ($135,128.00) upon the real property of Defendants situated in Tulsa County, Oklahoma;

The Subject Property shall be sold at Sheriff's Sale to satisfy the indebtedness due and owing from Kimberly Kramer and Brett Kramer to Plaintiffs, with the proceeds of such sale to be first applied to the costs of the sale, then to any unpaid taxes owed to the Tulsa County Treasurer, and then to the payment of all sums due to Plaintiffs pursuant to the Judgment and Constructive Trust.
